This redevelopment of the former Willow House care home in the centre of York is a key element of the council’s affordable housing delivery programme.
With four new buildings designed by Mikhail Riches, offering a total of 36 homes for social rent and shared ownership, most homes will enjoy private outdoor space. The landscape works with existing trees and reconfigures the site to create high-quality, open green space for children’s play and community growing space including an orchard. The scheme also includes two plots of public open space, Walmgate Triangle and Walmgate Green that aim to restitch the streetscape and sit sensitively against York's historic city wall.
Local residents were involved in developing car-free ‘living streets’ with on-street EV charging provided for ground floor wheelchair accessible flats.
The scheme was unanimously granted planning in May 2026
